A different kind of height
Miramar's buildings are generally lower than Vedado's, so a "top floor" here might be a third or fourth storey rather than a tenth. What you gain is not a dramatic panorama but seclusion: fewer neighbours above and beside you, the canopy of the district's mature trees, and the leafy grid of numbered avenues running toward the coast.
The district grew as an affluent residential suburb in the mid-twentieth century, and much of that low-density, garden-city feel survives. Many blocks are set back behind gardens, which softens noise and heat.
Who lives here and why
Miramar has long been associated with embassies, diplomatic residences and international offices, and that gives parts of it a quieter, more serviced feel than central Havana. For a top-floor resident this can mean better-maintained surroundings on some streets, though condition still varies building by building.
Greenery is the defining amenity. A top-floor apartment among the trees stays cooler than an exposed rooftop, and the sea is close enough that the air moves. The trade-off is distance: Miramar is further from the historic centre, so daily errands depend more on transport. The district's wide numbered avenues and lower density also give it a calmer pace than Vedado or Centro Habana, which some residents love and others find too quiet. A top-floor flat here suits people who value peace, air and greenery over being in the middle of things.
What to check on the top floor
Even in a low block, the top floor sits directly under the roof, so heat gain and roof waterproofing matter. Water pressure to the highest flat depends on the building's tank and pump, as everywhere in Havana. Because many buildings are older conversions of villas or modest blocks, layouts and upkeep are inconsistent, so judge each on its own. Lifts, where they exist, are subject to the same reliability questions as elsewhere in Havana, and a low block may not have one at all. Confirm what outdoor space, if any, comes with the top unit, since a Miramar roof can be a real asset when it is genuinely yours to use.
Above all, resist judging a Miramar building by its street's reputation; the calm setting is consistent, but the state of individual flats is not. This is information only, not a listing. No specific building, price, availability or agent appears here.
